Answers to your common questions
Due to the high demand for rentals, we are currently receiving 100s of phone calls and emails every day. It is not possible to respond to all of these communications so we developed this webpage to address the majority of questions.
There is a very good chance other people will apply for the home while you are waiting for a call back regarding a question addressed below or in the rental listing photos.

What are the rental qualifications?
- Income: Combined monthly documented and verifiable income must be at least three times the monthly rent amount. Two most recent paystubs are required for employees. If you are self-employed, your business income will be based on your income after expenses on your most recent year of tax returns. Any other forms of income may require a benefit letter. Bank statements may be requested to help verify forms of income, but bank statements will never be used as the primary evidence of income. If you are paid cash, this is not verifiable income.
- Housing Vouchers (Section8): We accept housing vouchers in accordance with Federal and California law. If you have a housing voucher, your application with not be considered complete without a valid, accurate voucher and calculation worksheet for the property you are applying for. See Credit History for details about alternative proof in lieu of credit.
- Rental History: Each applicant must have satisfactory rental history. Persons with past evictions or who owe funds to previous landlords will not be considered.
- Credit History: Each applicant must have a satisfactory credit history with a credit score of 650 or higher, payments made as agreed and no items in collections. Lack of credit history or no score is acceptable as long as there are not any collections or other negative marks on your credit. Monthly household debt (including proposed rent) to income ratio no greater than 50%. In accordance with the new law, if an applicant has a housing voucher, they may choose to provide lawful, verifiable evidence of the applicant’s reasonable ability to pay. Please submit a paper application rather than the online application if you wish to not have your credit considered.
In accordance with Fair Housing laws, RentPros treats every applicant equally which includes the applicant screening process. RentPros uses the same type of report from the same credit bureau for all applicants to ensure consistency, fairness and transparency. Therefore, RentPros does not accept “reusable tenant screening reports” as defined in AB 2559. - Time is of the Essense: Upon application approval, granted the home is move-in ready and a possible move-in date has been provided, applicants will need to sign the lease agreement and pay the security deposit within 5 business days. Failure to meet this deadline will result in RentPros moving onto the next applicant in line.
Maximum occupancy shall be the number of bedrooms multiplied by two, plus one.

How can I setup a property viewing?
***Showings are arranged for qualified applicants only***Please review the screening guidelines above and drive by the property. If you meet the qualifying guidelines and are interested in the property, apply online at www.rentpros.com/apply. Showings will be held for qualified applicants.
We try to have a 3D walkthrough available for each listing.
We do not schedule any showings through Zillow or any other rental listing websites. Please do not assume you have a confirmed showing with us because you clicked a day/time on a website.

How soon am I expected to move in?
Upon application approval, applicants are expected to move in within 30 days. The only exception is if the home will not be move-in ready within 30 days. -
Who needs to submit an application?
All prospective occupants over the age of 18 must submit an application. If you are applying on-line, the first applicant will go through the application and at the end of the application, this person will identify the other occupants by name and email address. Upon submitting the first application, the other applicants will receive a link to join the first applicant’s application. Households are considered incomplete until all adults have completed applications and paid the application fee. -
Incomplete Applications - Missing Verification Documents
It is vital for you to follow all directions and submit the required documentation. Failing to do so may result in having to move onto the next applicant in line. It is not fair to the landlord or other applicants to hold the property because an applicant didn’t follow directions. -
Inaccurate or False Documentation
If you plan to provide false references, paystubs, etc. please save your time and money. We regularly find fake paystubs and references. This is fraud and will be reported to the appropriate authorities. -
How are applications processed?
Applications are processed in a first completed, first served basis.Within 1-2 business days after you apply, you will receive an email stating we are processing your application or what place in line you are.
If you are not first in line, you will still see a pending credit card charge for the application fee. However, this pending charge will disappear if we do not get to your place in line and we do not process your application.
If the property you originally applied for is rented to another applicant or if you are in line for a home and see another home you are interested in, we can move your application to another property.

Can I apply for multiple homes & how long is my application valid?
Our list of available homes is always changing. If you apply for a property but the home is renting to someone else or you find another home you would prefer, we can transfer your application to the home of your choosing. After being processed, applications are good for 30 days. After 30 days, references will need to be checked again therefor a new application will be required. -
How Will My Household Know Our Applications Were Received?
Typically within 1-2 business days, your household will receive an email confirming receipt of your applications and letting you know we are processing your household or that your household is in the line of back-up applicants. If you haven’t heard from us, please ensure everyone in your household has completed their applications and paid the application fee. -
Co-Signers or Guarantors
Occupants are required to meet the rental qualifications on their own. Co-signers or guarantors are generally not accepted. Please DO NOT assume a guarantor will help you get approved. -
Length of the initial lease term
The majority of our landlord clients offer a 1 year initial term. Most landlords are not willing to sign a short-term lease. Please see the specific property listing for additional details. -
Security Deposit
The Security Deposit is typically equal to at least one month’s rent. The deposit may be increased if pets are accepted or other variables. RentPros follows all applicable laws regarding maximum security deposits. Please note some 3rd party rental listing websites may not correctly display the security deposit requirement and unfortunately RentPros cannot control many of these 3rd party websites. -
Zillow and Other Rental Listing Websites
Our rental listings are syndicated through a number of rental websites and many times information is missing or incorrect. For the most accurate information, please view the listing on our website, www.rentpros.com.We do not accept applications through any websites other than our own. If you have an application through Zillow or any other website, we do not have access to it and we cannot use that application.
We do not advertise on Craigslist. If you see one of our properties listed on Craigslist, it is most likely a scam. We cannot do anything about these scam listings so please report the listing to Craigslist.
All communication for any homes we have listed on our website should go through our office staff. You will not be given the property owner’s contact information so if someone is claiming they own the property, they are most likely running a scam.
